Renting in Dubai: The Home Upgrades You Can Make Without Losing Your Deposit

    ChatGPT Image Aug 24 2026 01 58 12 PM

Most tenants in Dubai change nothing. They move into a flat, decide the lighting is bad and the balcony is unusable half the year, and then live with it for two or three years because nobody wants a fight over the security deposit at move-out.

That caution is understandable and mostly unnecessary. The line between what you can change freely and what will cost you is clearer than people assume, and the expensive mistakes are nearly always the same handful.

The principle everything else follows from

Almost every tenancy contract in Dubai contains some version of the same clause: return the property in the condition you received it, fair wear and tear excepted.

That is the whole test. Not "did you improve it" or "did the landlord like it" — only "can it be put back". An upgrade that leaves no permanent mark on the property is almost never a problem. One that alters the structure, the finishes, or the fixed services usually is, no matter how much better it looks.

Read your own contract before you rely on any of this. Some landlords add clauses that are stricter than the norm, and a clause you signed beats a general rule every time.

    What is genuinely reversible

These are the changes that come out cleanly and rarely cause an argument.

Freestanding everything. Shelving that leans rather than mounts, floor lamps instead of ceiling fixtures, rugs over tired flooring, a rail-mounted or tension-rod curtain system. Nothing drilled, nothing to make good.

Peel-off surface treatments. Removable wallpaper, temporary vinyl on splashbacks, adhesive tiles designed to lift. Test a small corner in a cupboard first — Dubai's summer heat softens adhesives that behave perfectly elsewhere, and a product that peels cleanly in a European flat can leave residue here.

Insect screens and mosquito nets. This is the upgrade most renters assume they cannot make, and it is one of the easiest. Modern screens fit into the window or door reveal on a friction or clip system with no drilling into the frame, and they lift straight out when you leave. It also happens to be the change that most improves how a Dubai flat actually feels to live in — you get the evening air from October through April without the insects, which is the entire reason you rented somewhere with a balcony. Companies like Dream Fly Screen make mosquito nets in Dubai to the exact size of the opening and will measure free of charge, which matters because apartment window sizes here are rarely standard and an off-the-shelf screen will not fit.

Smart plugs and bulbs. Anything that screws into an existing socket or fitting is a swap, not an alteration. Keep the originals in a box.

Water filtration that attaches to the tap. Under-sink plumbing is a different matter — see below.

    What needs written permission first

Wall-mounted anything heavy. TV brackets, floating shelves, mirrors. Landlords often say yes, because a few filled and painted holes are ordinary wear. Get the yes in writing, by email is fine, and keep it until you move out.

Air conditioning changes. Adding a unit, moving one, altering ductwork. This is a building matter, not just a landlord matter, and in most towers it needs approval from building management as well.

Anything visible from outside. Balcony screens, planters fixed to railings, external shades. Most Dubai buildings enforce a uniform external appearance and will make you remove a non-compliant installation regardless of what your landlord agreed.

Painting. Usually permitted if you return it to the original colour. Photograph the existing walls and, if you can, note the paint code before you start.

What will cost you the deposit

Removing or replacing built-in joinery. Wardrobes, kitchen cabinetry, vanity units. Even if the replacement is better, it is not what you were given.

Flooring. Anything glued, nailed or floated over the existing floor. This is the single most expensive mistake tenants make in Dubai apartments.

Plumbing and electrical alterations. Moving a socket, adding a spur, changing under-sink pipework. Beyond the deposit, unlicensed work here can create liability if it causes damage to a unit below you.

Drilling into tiled surfaces. A drilled tile cannot be made good — it can only be replaced, and matching a tile from a building's original supply is often impossible.

The paperwork that actually protects you

Photograph everything on day one. Every room, every existing chip and scuff, timestamped. This is a ten-minute job that settles nearly every deposit dispute before it starts.

Keep every original fitting. The bulbs, the shower head, the cupboard handles. Label a box and store it. Restoring the flat becomes an afternoon rather than a shopping trip.

Get approvals in writing, however informal. A WhatsApp message from your landlord saying "yes, fine" is worth having. Verbal permission from an agent who has since changed jobs is worth nothing.

Make good before the inspection, not after. Deposit deductions are almost always priced at what it would cost the landlord to hire someone, which is considerably more than it would cost you to do it yourself.

    The honest summary

The rule is not "change nothing". It is "leave no trace". Within that boundary there is far more room than most tenants use, and screens on the windows are the clearest example — a change that measurably improves daily life in this climate, costs a fraction of what people expect, and comes out in an afternoon when you hand the keys back.
